In my many years of living in apartments and houses that tend to include windows (ok, they have all had windows), I've long found myself underwhelmed by curtain rods. If I do what's practical and just buy something affordable, the materials yield an almost hilariously flimsy product. If I squirrel away extra dollars for significantly higher quality curtain rods, I seem to suffer decision fatigue on exactly where to purchase them (after all, you don't want to spend a wad of cash on something so innocuous only to find yourself second-guessing your choice in the end).

This Is Apartment Therapy's First-Ever Pattern of the Year — 2019 Pattern of the Year

Like all the best trends—velvet furnishings, pastel kitchen appliances, even low-carb diets—animal prints have cycled in and out of style over the years (and centuries). At times they've been perceived as luxurious and expensive, at other times tacky, outdated, and even a little scandalous, but they never truly leave the cultural lexicon (most recently, Tom Ford's 2018 Fall Ready to Wear Collection relied heavily on those wild patterns).

But at Apartment Therapy, we've started noticing a whole new way of incorporating animal print inside the home—instead of the the typical zoomed-in cheetah markings, leopard spots, and zebra stripes, we're seeing repeating patterns showcasing the entire animal, typically on a solid colored background. And we're calling it our first-ever pattern of the year: The New Animal Print.

It's a bit maximalist, but we're actually seeing a shift away from the stark minimalism that has dominated the past decade or so. 2018 was marked by an array of maximalist, even whimsical trends, from terrazzo, to patterns featuring body part after body part, to curvy furniture that calls back to the Art Deco era. Don't worry, Scandi simplicity isn't going anywhere, it's just not the be all end all anymore. That's part of why we were so drawn to The New Animal Print—it evokes that sense of maximalism, but it's also natural, thanks to the animals it portrays, while echoing the repetitive nature of most traditional prints. It's like the perfect marriage between accessible and out-there.

Plus, we're only a month into 2019, and we've already seen iterations of this pattern creeping up more and more. There was last week's House Tour that featured zebra-adorned wallpaper, the leopard-patterned wallpaper Cole & Son shared on their Instagram, and the countless home products we've seen with similar prints: wallpaper, of course, but also rugs, and pillows, even smaller accessories like wallets and tableware.

I spend entirely too much of my free time looking at real estate listings—even though looking at them is a good chunk of what I get paid to do here! MBS RECAP: The Most Exciting Mid-Sized Bond Rally Ever!

Today's Fed Announcement was the first scheduled big-ticket market mover of the year since the NFP report on January 4th. With the government shutdown depriving us of data, and several other factors contributing to a sideways grind over the past few weeks, it was all the more hotly anticipated. By now, you know that it resulted in a 2-3bp gain in 10yr yields and a quarter point improvement in MBS prices, but how did we get there? Today's Fed Announcement was the first scheduled big-ticket market mover of the year since the NFP report on January 4th. With the government shutdown depriving us of data, and several other factors contributing to a sideways grind over the past few weeks, it was all the more hotly anticipated. By now, you know that it resulted in a 2-3bp gain in 10yr yields and a quarter point improvement in MBS prices, but how did we get there? It's true that markets were already expecting a dovish Fed announcement. Mortgage Rates Fall to 3-Week Lows After Fed

Mortgage rates fell moderately today, largely in response to the Federal Reserve's policy announcement. The Fed is in charge of seeing a key short-term rate that impacts the entire financial market by varying degrees. The Fed does NOT set fixed mortgage rates, but in general, the friendlier the Fed with its monetary policy, the better it is for the entire spectrum of rates. The Fed was quite simply friendlier than expected today. Investors were already planning on some sort of adjustment in the verbiage promising ongoing rate hikes and decreases in the amount of bonds purchased directly by the Fed. We got that, and more. Realtors Expect Pending Sales to Improve in 2019

Pending home sales were down again in December , falling below the Pending Home Sale Index's (PHSI's) benchmark 100 level to 99.0. The index was at 101.2 in November. The 2.2 percent month-over-month decline follows losses of 0.7 percent and 2.6 percent in the previous two months. The National Association of Realtors® (NAR) said its index is down 9.8 percent from its level in December 2017, marking the 12 th straight month of annual decreases. The PHSI is a forward-looking indicator based on signed contracts for existing home purchases. Pending sales are expected to translate into closed transactions within one to two months.
